The company works with clients ranging from start-ups to global multinationals to showcase office space options, arrange leases, create space plan designs and act as facilities managers throughout its customers’ leases.
Since 2021, we have been appointed by Instant Offices to ready its properties for clients, fitting out serviced offices, commercial properties and co-working spaces in a variety of building types.
We have been commissioned to complete eight projects, ranging in size from 12,000ft2 to 32,000ft2 and lasting from 12 to 22 weeks. Our 17,500ft2 20-week fit-out in Blackpool is due for completion in 2022.

Our expert team carries out the full strip out of MEP services, ceilings, floors, walls and perimeters before creating tailor-made interiors, with floor finishes, furniture, partitions, and full MEP services, including specialist lighting all completed to our client’s specifications and satisfaction.
Our Work
In our seventh commission for Instant Offices, we were given the unique task of transforming an old Magnet warehouse in Maidstone into modern, spacious offices.
The 17-week project involved a full fit-out of the building, with work in the unusual property taking place as supply chains were disrupted by Britain’s exit from the European Union.
Our expert team navigated the challenge of working with a pitched tin roof, creating a specialist sub-grid to bridge the 7.5m gap from slab to pitch, then sourcing a Vespa fire alarm system with perforated holes in the pipework to minimise future maintenance. We also installed 44m thick acoustic ceiling tiles to create a comfortable working environment.
With the building located in a residential area, we housed external M&E equipment in acoustic enclosures to minimise noise.
And when Brexit-related supply issues created difficulties with procurement of the air handling unit, we adapted quickly to delayed delivery in order to fit and commission it a week before handover.
Our team transported the unit through the office to install it in the plant deck above the toilet block, with no damage caused to the nearly completed space. The unit was commissioned and tested, and the project was delivered to the agreed deadline in September 2021 with minimal snagging.
